The Brookhave board recently approved a 50/50 cost share program for perimeter fence replacement, with a vendor contracted by the HOA. If your property backs up to Covell or Bryant Avenue, you are eligible and we have been knocking on doors to review the program with you recently. The cost is $20 per linear foot of fence, to be split 50/50 with owner and HOA. The contractor will honor the price for homeowners wishing to purchase additional fencing, such as between neighbors or side fences.
The HOA has contracted with Cedar Forest Fence and Keyser Masonry for fence replacement and column repairs along the perimeters of Bryant and Covell. Brookhaven HOA will cost share 50 percent. Gate option is at owner’s expense.
Please note the following requirements:
If you want to participate in this this cost share project you must submit your cost share payment to the Brookhaven HOA no later than September 5, 2015. If we do not receive your payment by this date, your fence will not be replaced or repaired. After all owners have approved with the work completed on their portion of the fence, Brookhaven HOA will pay the contractors.
Work on the fence will begin on September 21, 2015. The order in which the fence will be replaced and columns repaired will be determined by the contractors.
Owners must remove all shrubs and trees near or against the fence and columns at your expense by September 21, 2015. Also, please make arrangements to sequester your dogs while the contractors are working on your fence. If don’t, your fence will not be replaced.
The Cedar Forest Fence agrees to warranty the fence for workmanship and quality of materials for 8 years from the effective date of the contract. The contractor will repair/replace any poorly constructed fence and correct any improperly installed materials. The contractor will repair the fence due to damage from winds less than 60 mph, which will be determined by the weather service on any given day. However, fence is not warranted if: 1) a tornado was reported in the area that damage to the fence was found, 2) fence was damaged from winds over 60 mph, or 3) by damage of any kind, meaning but not limited to homeowner damage, auto damage, or damage from fire, water, etc.
PERIMETER FENCE SPECIFICATIONS:
Fence Materials:
– 6 foot cedar pickets, 5/8” to 7/8”
– Cross bracing to be cedar 2×4
– Fence to be installed on schedule 20 steel poles
- Set in concrete.
- Metal post beside each brick column. Fence is not to be attached to brick columns.
– Remove and haul off old fencing
– Fence will not be stained or sealed
Gate option:
Some homeowners have 5 or 6 foot access gates which will need replaced.
All gate hardware (hinges, handles) needs to be away from street view.
The gate option is not part of the cost share. The cost is $150 for hardware and installation, paid by owner directly to contractor.
